REO properties that are in our care receive the protection and attention they deserve. We are your eyes and ears for your assets that are entrusted to us to market and get sold.

Negotiating

Multiple offers are often a worry to buyers and their agents. We state your policy in dealing with multiple offers very clearly in the additional information for buyer agents to download in the MLS. Then we make sure that your policy in handling multiple offers is adhered to in our office.

Of course, we can not control the buyer agents and their buyers but we do our best to provide them with the details of the transaction, the deadlines for each time sensitive action to be completed and are available to go over the details over the phone or in person with the buyers or their agents.

Our focus in on protecting our clients- the asset manager for the REO property and do our best to see that your public perception is a positive one throughout the transaction. The fewer surprises the better the relations so we work to promote your guidelines and make sure the parties understand what those are.

Closings

We know that time is of the essence and we make sure to take extra steps to see that all parties involved understand the dates for each of the closing steps.

We want you to get your bonus! That is a good day for you!  We estimate our closing dates realistically. If you get an FHA buyer and it is the middle of one month we know that this buyer is going to need 45 days to complete an FHA loan here in Florida.

We are not going to rush closings with unrealistic dates because that means you are depending on that bonus that is not going to materialize because we need an extension.

We make sure that all the steps through the process towards closing are met according to the timetable in the contract. However, if there is ever a situation, and those do happen, where for one reason or another there needs to be an extension we ask for the extension enough in advance that you won’t be counting on that particular transaction for your monthly bonus.

If you do not have a contract with a title/ closing agent in our neighborhoods we have a relationship with a title company that is well versed in working with REOs and Short Sales.

The buyers are encouraged to perform a final walk- through of the property to assure themselves that all is in order with their purchase.  Our goal is to have a back up offer in place should a buyer decide not to go through with their contract so we don’t lose valuable time.

Negotiating and Closing

  • We will go over all the offers, accept or counter the offers or reject the offers within the guidelines you set.
  • We provide you with a net sheet on all the offers
  • We work with the closing agent to assure that you have a smooth closing
  • We turn off all the utilities and stop any maintenance on the properties.
  • We then complete the file and process it as closed.
